Buyer's Inspections
A buyer's inspection is initiated by the home buyer usually as a contingency to the final close of a real estate sale. These types of inspections are designed to assure that there are no hidden surprises for the purchaser.
Seller's Inspections
A seller's inspection is initiated by the property owner usually prior to listing the property. It helps the seller to determine what systems and structures of the property need repair. More importantly, it helps the seller and the seller's agent to accurately represent the home by disclosing damage to prospective buyers (which further helps to curb lawsuits). Damage discovered as a result of a seller's inspection can either be repaired by the seller (to maintain market value) or used as a negotiating tool by both seller and buyer.
Warranty Inspections
A warranty inspection is used by the purchaser of a property just prior to the expiration of a warranty period. Warranty inspection can help the new owner to avoid costly out of pocket expenses that could otherwise be covered by a home warranty that is still in force.
Maintenance Inspections
Also called a "Home Health Check-up", maintenance inspections are performed usually once per year simply to ensure the integrity of a home's systems and structure. Because all things have a "planned obsolescence" period, maintenance inspections help to make the homeowner aware of immediate and upcoming needs for replacement and repair that could save thousands-of-dollars if discovered early-on.
Thermal Imaging Inspection
Thermal imaging inspection can locate moisture in walls, missing insulation, over heating electrical and determine if energy-loss is occurring in a home or building. For example, thermal imaging could help to determine air loss due to poor seals, inefficiencies in heating and air conditioning units, and damage to heating and cooling systems and ducting. Thermal imaging is included with all home and mold inspections at no additional cost.
Air-Quality Testing
Air quality testing is used to determine the level of indoor pollutants such as dust, dander and mold. When completed, this type of inspection can actually lead to a higher quality of life for the occupants of a home or building.
Water-Quality Testing
As with air quality testing, water-quality testing can help to determine whether or not tap water or well water (ground water) is safe to consumer and use. Such tests can determine the levels of pollutants, contaminants, and illness causing organisms in water in order to increase health and quality of life.
Mold Inspections
Mold contamination can destroy property and deteriorate health. A mold inspection not only identifies whether or not a property is infested with mold, but it can also lead to remediation to eliminate and control future infestations.
WDO Inspections
WDO, or wood destroying organisms include, but are not limited to, termites, ants, bees, and various micro-organism (such as fungus). WDO inspections help to identify the source which, if caught early on, can save property owners from exorbitant repair costs associated with eradication and the replacement of a home's or building's structure and framework. (performed by a licensed pest control operator)
